MS Lending Group completes £121,099 capital raise for overseas borrower

MS Lending Group completed a £121,099 first-charge facility secured against a Grade II listed residential cottage in Pwllheli, Wales.
Although the borrower is based in Australia, the transaction benefited from low leverage, a clean UK credit profile, a strong portfolio position and a clearly defined exit strategy. The facility provided funding to support the final refurbishment works while also releasing additional capital for business cashflow.
The property was valued at £325,000 using a desktop valuation, with an anticipated gross development value of £375,000 following completion of the works.

Roma Finance completes record £6 million development exit and portfolio refinance

Loan Size: £6 million
Leverage: 75% LTV
Roma Finance completed its largest loan to date, providing a £6 million facility to an experienced property investor across two linked transactions.
The first facility provided development exit finance against a recently completed scheme comprising six two-bedroom apartments, enabling the borrower to refinance the existing facility while releasing restrictions across other assets within the portfolio.
The second facility refinanced 11 buy-to-let properties at 75% loan-to-value, consolidating borrowing from multiple lenders while releasing additional capital to support the borrower's wider refinancing strategy.

Morpheus Lending completes £802,400 lender-rescue bridging transaction
Transaction Overview:

Facility: Refinance & MUFB Purchase
Loan Size: £802,400
Morpheus Lending completed two linked bridging facilities totalling £802,400 for an experienced portfolio landlord after the borrower's previous lender changed terms at the eleventh hour.
The first facility provided a £300,000 refinance, releasing capital from an existing asset to support the purchase of a multi-unit freehold block. The second was a £502,400 light refurbishment bridge structured to fund the acquisition of the MUFB through a limited company.
By relying on the previous valuation, Morpheus was able to pick up the transaction quickly and progress it through to completion, providing the speed and certainty required to rescue the purchase for the borrower.

What this week's transactions tell us about the market
This week's transactions reinforce several trends that continue to shape activity across the UK real estate finance market.
Overseas borrowers continue to attract lender appetite where the wider transaction provides sufficient comfort. Low leverage, strong UK credit profiles and established portfolio positions can help mitigate the additional considerations associated with borrowers based outside the UK, particularly where there is strong underlying security and a clearly defined exit strategy.
Portfolio refinancing also remains an important area of activity, with experienced investors continuing to consolidate existing borrowing while releasing additional capital. Larger facilities remain achievable where lenders have confidence in the quality of the underlying asset base, with development exit and buy-to-let refinancing allowing borrowers to simplify funding structures and support their wider investment strategies.
Meanwhile, bridging finance continues to demonstrate its value when transactions encounter unexpected challenges. Where an existing lender changes terms late in the process, specialist lenders can provide the speed and flexibility required to protect a transaction. The ability to rely on existing valuations can also reduce timescales where lenders are comfortable with the borrower, asset and overall security position.

Specialist lenders continue to back borrowers where there is strong underlying security, appropriate leverage and a clearly defined route to repayment, while remaining flexible enough to structure facilities around increasingly diverse borrowing requirements.
