Inspired Lending completes £260,000 revolving credit facility for Oxfordshire consultancy

Inspired Lending completed a £260,000 revolving credit facility for an IT consultancy based in Banbury, Oxfordshire.
The 24-month facility was secured by way of a third-party second charge over a residential property owned by one of the company's shareholders. The business had previously relied on comparatively expensive unsecured borrowing to manage irregular working capital requirements, meaning additional finance had to be arranged whenever further liquidity was required.
The revolving credit facility provides a more flexible structure, allowing the business to draw and repay funds as required rather than arranging fresh borrowing each time additional cashflow support is needed.
This gives the borrower greater control over its funding position and aligns the facility more closely with the way the business operates. Repayment is expected to come primarily from cashflow generated by the consultancy, with the shareholders also demonstrating an ability to refinance the property if required.
The transaction demonstrates how specialist funding structures can provide an alternative where conventional borrowing does not necessarily align with the changing working capital requirements of a business.

TAB completes £254,800 bridging facility in six days

Location: Hitchin
TAB completed a £254,800 six-month bridging loan for a property investor in just six days, enabling the borrower to refinance a recently refurbished two-bedroom terraced property in Hitchin and release capital towards further acquisitions.
The property was purchased for £270,000 in January 2026, with approximately £41,000 subsequently invested in refurbishment works. The facility refinanced existing borrowing secured against the property, with surplus funds supporting the borrower's plans to acquire further properties at auction.
The proposed exit is through the sale of the property.
Although the lending proposition itself was relatively straightforward, the wider circumstances required a detailed assessment of the borrower, underlying security and proposed exit strategy.
By completing that assessment and arranging the facility within six days, TAB provided the speed and certainty required for the borrower to continue progressing their wider investment plans.

Roma Finance completes £1.1 million commercial bridge in seven days

Roma Finance completed a £1.1 million commercial bridging facility for a commercial property in Denton within seven days.
The six-month facility was provided to Hatters Square Limited at 55% loan-to-value against a £2 million market valuation. The transaction completed through Roma's Flow commercial bridging proposition, with the lender's commercial mortgage team also assessing the potential longer-term exit.
This allowed Roma to consider not only the immediate bridging requirement but also how the borrower could potentially transition into a longer-term funding structure if the property met the relevant criteria.
The property, located on Market Street in Denton, was acquired in 2024 and is occupied by tenants operating a food and drink hall.
The facility enabled Hatters Square Limited to repay its existing lender while providing additional time to establish a stronger trading record for the property and obtain the valuation required to support its longer-term funding plans.
The transaction demonstrates the benefit of lenders being able to support borrowers across different stages of the property lifecycle. With bridging, development finance and commercial mortgage propositions available, Roma was able to consider both the immediate requirement and a potential longer-term refinance route.
