Afin Bank completed its first-ever bridging transaction, providing a £224,000 regulated bridging loan to support the purchase of a three-bedroom detached bungalow in Norwich.

The borrower had already exchanged contracts when the sale of their existing property fell through shortly before completion, creating a time-sensitive funding requirement. Structured over a nine-month term at 80% loan-to-value, the facility enabled the borrower to complete the purchase where mainstream regulated lending options were limited, demonstrating the value of specialist bridging in protecting residential transactions.

Avamore Capital completes £458,000 refurbishment facility for probate property

Avamore Capital completed a £458,000 refurbishment facility, arranged by Aureum Finance, to support a repeat borrower with the acquisition and refurbishment of a complex probate property featuring unregistered land.

The funding will enable the borrower to undertake a comprehensive refurbishment before progressing plans for a larger extension. By taking a solution-led approach to the property's complexities, Avamore was able to provide the certainty required for the project to move forward.

ScotLend Group completes £178,176 bridging facility in four working days

Transaction Overview:

ScotLend Group completed a £178,176 bridging loan secured against a property on City Road, London, with funds released within four working days of instruction.

The borrower required the facility to support business cashflow and consolidate existing liabilities. With the transaction benefiting from low leverage at 30% loan-to-value and strong underlying security, ScotLend utilised an automated valuation model (AVM) rather than commissioning a physical valuation, allowing the case to progress swiftly from instruction through to completion.

Regulated bridging continues to provide an important solution for borrowers facing unexpected funding gaps during residential purchases.
