Transaction Overview:
Lender: Lendco
Facility: Bridge-to-let Loan
Loan Size: £858k
Lendco completed an £858k bridge-to-let loan at 75% LTV to support an experienced portfolio landlord with the purchase of a multi-unit block in East London. Speed was key, with the transaction completing in three weeks and funding both the acquisition and light refurbishment of communal areas and two vacant units. Once works completed, the borrower refinanced onto a Lendco 5-year fixed BTL mortgage, benefiting from a 0.15% rate discount and refunded valuation fee.

Glenhawk
Transaction Overview:
Lender: Glenhawk
Facility: Finish & Exit Loan
Loan Size: £2.1m
Glenhawk completed a £2.1m finish and exit loan to help a developer complete a four-unit barn conversion project in Northumberland.
The borrower was mid-development when key members of the build team fell unwell, requiring more time to finish, market and sell the units. Two barns were complete, with two at an earlier stage. Glenhawk provided a day one net loan to repay the existing development lender, plus a £611k drawdown facility to complete the remaining works.
The case included added complexity, with a liquidated property in the borrower’s background and bats detected on site late in the transaction.

Ortus Secured Finance
Transaction Overview:

Facility: Structured Finance
Loan Size: £14.4 million
Ortus Secured Finance completed a £14.4m structured finance facility to refinance a substantial industrial and logistics asset in the North West.
The facility was secured against a warehouse extending to more than 470,000 sq ft and gives the borrower flexibility to continue lease discussions with the existing occupier, pursue multiple repayment and exit options, and maximise the long-term value of the investment.
